A few simple rules keep ZM Stays great for every guest — and our neighbors happy.
We want you to relax and enjoy your stay. By booking, all guests agree to the following house rules. Questions? Just reach out — we’re always happy to help.
Check-in & Check-out
Check-in is 4:00 PM and check-out is 10:00 AM. Self check-in with a smart lock — your code arrives before arrival. Early check-in / late check-out may be available on request.
Maximum Occupancy
The home sleeps up to 11 registered guests. The guest count on your reservation must be accurate. Unregistered overnight guests are not permitted. Additional guests or family gatherings may result in extra cleaning fees and a per-person, per-night charge.
No Parties or Events
This is a family home in a residential neighborhood. Parties, events, and large gatherings are strictly prohibited. Violations may result in immediate cancellation without refund.
Quiet Hours
Please observe quiet hours from 10:00 PM to 8:00 AM out of respect for our neighbors. Keep outdoor noise — including pool and hot tub use — low during these hours.
Pool & Hot Tub Safety
There is no lifeguard on duty. Children must be supervised at all times. The pool is non-heated; the hot tub is for relaxing — please shower before use and no glass near the water. The hot tub cover must be replaced immediately after every use, including overnight. A fee will be charged for leaving the cover off overnight without use. Required for safety, heat retention, and energy efficiency.
No Smoking
Smoking and vaping are not permitted anywhere inside the home. Please use the designated outdoor area and dispose of any materials responsibly. Evidence of indoor smoking incurs a cleaning fee.
Pets
Pet policies vary — please contact us before booking if you plan to bring a pet so we can confirm and arrange any pet fee.
Care of the Home
Treat the home as your own: take out trash, start the dishwasher before check-out, and report any accidental damage so we can address it quickly. Please don’t rearrange furniture.
Exterior Security Cameras
Security cameras are mounted on the property exterior and garage for safety. There are absolutely NO cameras inside the home.
Cleaning — Hypoallergenic & EPA Safer Chemicals
Our professional cleaning crew uses only hypoallergenic, EPA Safer Choice certified cleaning products throughout the home. Safe for guests with sensitivities, allergies, and children.
Pool & Hot Tub — Professional Service Every Tuesday
Licensed pool and spa technicians service the saltwater pool and heated hot tub every Tuesday. Water chemistry, filters, and equipment are inspected and maintained weekly for your safety and comfort.
Landscaping — Professional Service Twice a Week
Professional landscaping crew maintains the outdoor grounds twice weekly. Lawns, plants, and hardscaping are kept pristine so the outdoor areas are always guest-ready.
Maximum Stay: 28 Days
The maximum continuous stay is 28 days. Stays reaching 28 days require a mandatory mid-stay cleaning with a discounted cleaning fee applied.
Early Check In and Late Chheck Out
Late checkout available upon request, subject to calendar availability. Please enquire 48+ hours before departure.
Must Be 25+ to Book
By confirming your reservation, you acknowledge this age requirement. False confirmation is a material breach of the rental agreement.
