Information We Collect

Information you provide: your name, email, phone number, postal and billing address, travel dates, number and names of guests, special requests, and any messages you send us. To confirm a reservation we may also collect the booking adult's age confirmation and limited identity or payment-verification details.

Information collected automatically: when you visit, our hosting and analytics tools may record standard technical data such as your IP address, device and browser type, referring page, the pages you view, and the date and time, using cookies and similar technologies.

Information from third parties: if you reach us through a booking platform (such as Airbnb, VRBO, or our booking engine) or our payment processor, we may receive the booking and contact details those services share with us to complete and manage your stay.

How We Use Your Information

We use your information to: respond to inquiries and quotes; create, process, and manage your reservation and payment; arrange check-in, door codes, and property access; send transactional and trip-related messages; provide guest support before, during, and after your stay; protect against fraud, security incidents, and prohibited use; keep accurate business, tax, and dispute records; operate, maintain, and improve our website; and, only where you have opted in, send occasional offers and Phoenix travel tips. We do not use your information for automated decision-making that produces legal effects about you.

Legal Bases for Processing

Where required by law (for example for visitors in the EU, UK, or similar jurisdictions), we process personal information on these bases: to perform our contract with you (your booking); for our legitimate interests in operating, securing, and improving our business; with your consent (for example marketing emails or non-essential cookies, which you may withdraw at any time); and to comply with our legal obligations.

Cookies, Analytics & Advertising

Our site loads analytics and advertising tools, such as Google Analytics 4 and the Meta (Facebook) Pixel, only if and when those features are enabled, and primarily to understand site usage and measure marketing. These tools may set cookies and collect usage data as described above.

You can control or refuse cookies through your browser settings, opt out of Google Analytics via Google's browser add-on, and limit interest-based ads through your Google and Meta ad settings. Because there is no common standard, we do not currently respond to browser "Do Not Track" signals.

How We Share Information

We do not sell or rent your personal information. We share it only as follows: with service providers who help us operate, for example our booking and property-management engine (OwnerRez), our payment processor (Helcim), and our email, analytics, and hosting providers, under contracts that limit their use of it; when required to comply with law, regulation, legal process, or a lawful government request; to establish, exercise, or defend legal claims, or to protect the rights, property, or safety of our guests, our neighbors, the public, or us; in connection with a sale, merger, or transfer of our business or the Property; and with your direction or consent.

Payment Processing & Security

Payments are handled by our payment processor (Helcim), typically through our booking engine (OwnerRez). Card data is processed within the processor's PCI-DSS-compliant systems; we do not collect or store full payment card numbers on our own servers. Your relationship with the payment processor is also governed by that provider's terms and privacy policy.

Data Retention

We keep personal information only as long as needed for the purposes described in this Policy, including completing your stay, providing support, and meeting our legal, tax, accounting, and dispute-resolution obligations, after which we delete it or anonymize it. Retention periods vary by the type of data and the applicable legal requirements.

How We Protect Your Information

We maintain reasonable administrative, technical, and physical safeguards designed to protect personal information against loss, misuse, and unauthorized access. However, no website, electronic transmission, or storage system is completely secure, and we cannot guarantee absolute security. You provide information to us at your own risk and are responsible for keeping any account or booking credentials confidential.

Your Privacy Rights & Choices

Subject to applicable law, you may request to access, correct, update, or delete your personal information, object to or restrict certain processing, request a portable copy, or withdraw consent. You can unsubscribe from marketing emails at any time using the link in the email or by contacting us. To exercise a right, contact us using the details below; we may need to verify your identity before responding, and we will not discriminate against you for exercising your rights.

California Privacy Rights

If you are a California resident, the CCPA/CPRA gives you the right to know what personal information we collect and how we use and disclose it, to request access and deletion, to correct inaccurate information, and to opt out of the "sale" or "sharing" of personal information. We do not sell your personal information and do not share it for cross-context behavioral advertising in exchange for money. You may exercise these rights, including through an authorized agent, by contacting us below.

Children's Privacy

This website is intended for adults and is not directed to children. We do not knowingly collect personal information from children under 16. Guests under 18 traveling with a party are the responsibility of the booking adult. If you believe a child has provided us personal information, contact us and we will delete it.

Security Cameras

For safety and security, the Property has exterior security cameras covering only outdoor areas such as entries, the driveway and garage, and the pool exterior. There are no cameras inside the home and none in private outdoor areas. Footage is used only for security, safety, and to investigate incidents or claims, and is retained no longer than reasonably necessary.

Third-Party Links & International Visitors

Our site may link to third-party sites and services (such as maps, booking platforms, and payment pages) that we do not control and that have their own privacy practices; we are not responsible for those sites. We operate in the United States, and if you visit from outside the U.S. your information will be processed in the U.S., where data-protection laws may differ from those in your location.

We may update this Policy from time to time. The "Last updated" date above shows when it was last revised, and material changes take effect when posted here. Your continued use of the site or our services after an update means you accept the revised Policy.
